Top 5 tips to buy a house in Bangalore

Buying a house is one of the biggest dreams or we can say target for a person as they grow up. A house is arguably one of the most important assets a person has in their life. Some time ago, buying a place to live was not that difficult because people didn’t have many options, but now, because of social media and an online base, we have a lot of options. Recently when we started our hunt to buy a house in Bangalore, we were heavily confused with multiple options available and each option was better than the previous one we saw. To deal with this confusion we spoke to a property dealer in our locality who suggested these tips to buy a house in Bangalore.tips to buy a house in Bangalore Nowadays, buying a house in a metropolitan area is pretty much a task. Delhi, Mumbai, and Bangalore are examples of metropolitan cities in India. The amount of money involved in buying a house is huge and many times people put all their investment and savings to fulfil this lifetime dream. In order to make a proper decision let’s see what are the tips to consider.

Budget-The budget is one of the most crucial factors contributing to the buying decision. It’s imperative that you have a fixed budget with a slight margin here and there before you begin house hunting. Advance budget planning helps in shortlisting the locality and builders you are looking to buy from as per your budget. Once the project is finalized look nearby for the other properties and facilities available for leading a comfortable lifestyle. Don’t forget to compare the pricing of the nearby localities so as to get the best price and property.

Mortgage-Yet another important factor to keep in mind before buying a house is the mortgage or the loan that you are looking to avail for buying this dream home of yours. While there are various banks and finance options available to choose from but do keep your age, earnings, and other expenses in mind in the long term, and then plan your monthly loan payments as well. It’s always better to estimate your monthly payments against the loan in advance to be able to plan your future and lifestyle much better.  tips to buy a house in BangaloreI happened to use one such calculator that helped us understand the exact amounts we need to keep aside on a certain loan amount. Basis the price of the home it’s easy to calculate the deposit needed to be paid along with the interest over the loan amount taken. It readily indicates the years we will take to be able to repay the loan and have the home completely loan free.

Document verification- Getting your documents verified should be at the top of your list. Documents such as layout approval, master plan, land records, land use certificate, occupancy certificate, allotment letter, sale deed registration, possession certificate, and more should be made and verified in order to get all things going smoothly.

Brokerage- Buying a home with zero brokerage is still a dream for many people when it comes to buying a house in Bangalore. A broker is an independent person or a company that organizes and executes financial transactions on behalf of another party and the fees taken by him are known as brokerage.

Basic Amenities- Since it’s your dream home and you are going to be a substantial amount of your time in this place so ensure that it has got good amenities, 24 hr water supply, and play areas for children too.

Hidden charges- After visiting so many sites I came to the conclusion that the quoted house price is normally the base price which has various other charges associated on top like registration cost, GST, loan processing fees, stamp duty, and various other charges. Do take care of these things and clarify them before signing the papers. Be aware of all the charges in advance so that you are not imposed with any hidden charges later on.

Builder and infrastructure- The builder’s name and his past history of developing and handing over the house matter a lot. Timely delivery of the house with proper documentation matters. So do check with as many people as possible before zeroing on the builder and property. Go with the developer who has a history of delivering projects on time with good infrastructure.

Last but not least read all papers related to property in detail and then only decide about signing the documents.
